Selling without an agent in Queensland is legal, popular and so much simpler than most owners expect! An agent's role is really a set of separate tasks, and each has an easy home: some with you, some with your solicitor or conveyancer, and the rest with PLBO. Here's who does what.
Who does what in a Queensland private sale
| Task | Who handles it | How |
|---|---|---|
| Form 2 and prescribed certificates | Your solicitor or conveyancer | given to the buyer before signing |
| Contract | Your solicitor or conveyancer | prepared for signing |
| Smoke alarm compliance | You | photoelectric, interconnected alarms, fitted by an electrician if needed |
| Pool certificate | You | a pool safety certificate or Form 36, before settlement |
| Pricing | You and PLBO | your PLBO property comparables report |
| Photos and presentation | You and PLBO | your own on Essentials; professional from Signature up |
| Advertising | PLBO | PLBO, Domain, view, homely, Soho, realty, onthehouse and allhomes*, plus buyers agents, Facebook campaigns and notifications |
| Enquiries, inspections, offers | You | PLBO messaging, inspection registration and offer management |
| Deposit and settlement | Your solicitor or conveyancer | trust account and electronic settlement |
What Queensland law says
- Owners can sell their own property. No agent is required.
- Disclosure comes first. Since 1 August 2025, sellers must give the buyer a Form 2 seller disclosure statement and prescribed certificates before the contract is signed. If they're not given, or are materially inaccurate, the buyer may be able to terminate (Holding Redlich).
- Smoke alarms: homes being sold must have photoelectric, interconnected smoke alarms, and the seller declares compliance on the transfer paperwork (QFD).
- Acting for others is licensed. Selling your own home isn't.
Four skills that make a great private sale
1. Pricing from evidence
Open your PLBO property comparables report and weigh up your extras: a pool, a covered deck, solar, air-con, and flood-free, elevated or water-view positions. Set a confident price.
2. Presenting the home
Queensland homes are all about indoor-outdoor living. Open it all up, style the deck, and shoot on a blue-sky day. Professional presentation is included from Signature up.
3. Hosting inspections
Two set times a week, every group registered in PLBO, and the Form 2 shared early so buyers' solicitors can review it.
4. Negotiating
- Offers in writing through PLBO
- Compare the whole offer, including finance and building-and-pest conditions
- Respond calmly and consistently
- Keep your walk-away figure private
Handy phrases for talking with buyers
- "What's your lowest price?" "We've priced it on recent sales nearby. Happy to look at any written offer!"
- Receiving an offer: "Thanks! Could you put it in writing with the deposit, conditions and settlement date?"
- Several buyers keen: "There's strong interest, so I'm inviting best written offers by Monday at 5 pm."
- Accepting: "Brilliant! Our conveyancer will send the contract across today."
Helpful extras
- A pre-sale building and pest report, which is popular with Queensland buyers
- A registered valuer, for a formal valuation
- A floor plan, which is quick and affordable
